Home Selling Tips:

Declutter, declutter, declutter – to much stuff makes your house look smaller to prospective buyers.

Make the best room in the house the showcase room.

Fixing up those “to do" items that never got done.

Plumbing and fixtures – are they all in good shape? If not, replace them.

Ceilings, walls and painting – get them in great shape as your ROI will be worth it.

Carpets and Flooring – A discussion on what to do with your floors is a key element in selling your home. Maybe new rugs makes sense, or putting an element to a buyer that you will include a certain dollar amount for new rugs would help sell your house faster.

Windows and doors – Do they all operate properly. If they don’t get them corrected as nothing turns off buyers more than faulty doors and windows.

Exterior of your house  – Make it shine. If the exterior of your house looks poorly, it reflects that the inside of the may also not be properly maintained.  This ultimately nets you less prospective offers and in many cases, a lower offer overall.

Landscaping – Considered a growing investment overall as it does add value to most houses.  Be sure to plant flowers during the appropriate time of the year as nothing makes a better first impression, then a house for sale with lots of color and flowering plants.

Pets – I personally love animals so its never an issue for me, provided they use the bathroom outside of the house. Pet odors are immediately picked up by buyers as soon as they walk into a house so be sure to vaccum oven and use deodorizer as well. Cat litter boxes should be cleaned daily as well.

Are you a smoker – If you are and the home smells of smoke, you should be sure to use something like an ozone spray that helps to remove the odors without creating a masking odor.
